Modutherm supplied a low-carbon heating solution for Lanhams Court, a retirement housing scheme in Basildon managed by Basildon District Council. The project was installed by Prorite.
The Challenge
Retirement housing schemes require heating systems that deliver consistent comfort for elderly residents while minimising running costs and environmental impact. With 60 flats across the scheme, the solution needed to provide reliable performance with quiet operation suitable for a residential environment.
The Solution
Heating System:

- Natural R290 refrigerant with low global warming potential (GWP of 3)
- A+++ energy efficiency rating
- EVI scroll technology for stable performance

- Integrated R290 leak sensors with 5-second response time

The Scheme
Built in 1990, Lanhams Court provides independent living for residents aged 60 and over. The scheme features 60 flats (including 1 and 2-bedroom properties and wheelchair-accessible units), with communal facilities including a lounge, laundry, activities room and gardens. Located in Pitsea, Basildon, the scheme benefits from excellent local amenities with shops, a GP surgery, and bus stops all within 50 yards.

The AW290 installation delivers efficient, low-carbon heating for this established retirement housing scheme, reducing energy costs while supporting Basildon District Council's sustainability objectives. The quiet operation and reliable performance ensure resident comfort throughout the year.
